The Why: What's Actually Going On
An EICR (Electrical Installation Condition Report) is a formal inspection of the fixed wiring in a property. A qualified electrician tests circuits, checks for faults (C1, C2, C3), and produces a certificate. For rental properties in England, The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have an EICR carried out at least every 5 years (or at change of tenancy). You must provide a copy to tenants and prospective tenants. Failures (especially C1 or C2) must be remedied. No valid EICR can mean fines and invalidated insurance.

Book your EICR well before a tenancy change - remedial work can take time. If you have multiple rentals, schedule them in a batch; some electricians offer a discount for multiple properties.
Safety Warning
Don't let an unqualified person carry out the EICR. It must be done by someone competent (e.g. NICEIC, NAPIT, ECA registered). A false or incomplete report puts you and your tenants at risk.
