The Compliance Hook

Disputes over who pays for electrical repairs are common - and they can sour tenant relationships, delay fixes, and leave you exposed if safety is compromised. The law draws a clear line: landlords are responsible for the fixed installation and any appliances they supply. Tenants are responsible for their own appliances and damage they cause. Understanding the split avoids conflict and keeps everyone safe.

Clear Definitions

  • Landlord: fixed installation
Wiring, sockets, switches, consumer unit, light fittings (if provided) - all landlord responsibility. This includes faults that develop through wear and age.
  • Landlord: appliances they supply
If you provide a washing machine, cooker, or fridge, you must ensure they are safe. PAT testing is recommended for these items.
  • Tenant: their own appliances and misuse
Tenant's own devices (TV, laptop, etc.) are their responsibility. Damage caused by tenant misuse (e.g. overloading sockets, DIY repairs) may be chargeable to the tenant.

The Hassle-Free Solution

When responsibility is unclear, we provide a clear assessment. We'll identify the cause, advise who should pay, and quote for the fix. We work with landlords and letting agents across Thanet to resolve issues quickly and fairly.

Landlord Pro-Tip

Include a clear clause in your tenancy agreement about electrical responsibility. It reduces ambiguity and gives you a reference point when disputes arise.
