Are EICRs a legal requirement for landlords?
Yes. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR every 5 years, or at every change of tenancy. Failure to comply can result in fines of up to £30,000 per property.
What if my property fails the EICR?
We do not charge extra for a failed certificate. You receive a detailed report with all findings graded C1 (immediate danger), C2 (potentially dangerous), or C3 (recommended improvement). C1 and C2 items must be rectified within 28 days. We can carry out all remedial work at competitive rates and provide a satisfactory certificate on completion.
Do you offer multi-property discounts?

How long does an EICR take?
A typical 2–3 bedroom rental property takes 2–3 hours. Larger or older properties may take longer. Tenants can usually remain in the property during the inspection (some brief power interruptions will occur). The digital certificate is emailed within 24–48 hours.
